The job at River South Austin was a collaborative effort by Drew Higgins and Chris Richardson, working with MEJ Associates as the MEP engineer. The architectural design was handled by Beck Architecture, LLC.

The project has gained recognition as the smartest building in Texas. More information can be found on their website: http://www.riversouthaustin.com/

To ensure efficient cooling, three AWV (Daikin Applied variable speed screw) chillers were installed on the roof. Additionally, each floor is equipped with AHUs to facilitate the processing of outside air, with each AHU featuring an ECM fan array. The lobby, Stream Realty's office, and common areas such as the gym, coffee area, and locker rooms are served by VRV systems.

Kode Labs provided the smart building controls, which serve as the main control system for the entire building. However, HTS is responsible for managing all HVAC controls. BAF was successfully sold by Dane Short and his team.

The building consists of nine floors of office space, with retail and restaurant spaces located on the ground floor. H. C. Beck served as the general contractor for the project, while Porter acted as the MC. Throughout the project, a total of 13 finish-outs were completed, primarily led by D3 and Air Craft.
